Massive industrial development in the works for north Milton

All told, the aggregate floor space of all of the buildings will total hundreds of thousands of square metres

The Town of Milton is priming a parcel of north-end land for an industrial development consisting of seven major buildings. 

Called the Halton Business Community, the property in question is owned by Orlando Corporation, which has been working to develop it for years. Its land is bounded by Esquesing Line to the east, James Snow Parkway to the south 5 Side Road to the north and the CN Rail tracks to the east. 

The industrial edifices will be placed on two parts of the areas, one dubbed the east block and the other the west block. The total floor area across the four buildings in the eastern land stands at 326,468 square metres and 130,205 square metres for the eastern lands. Both blocks are located on 26 hectares of land. 

Separate applications have been filed for the two sub-parcels. 

Senior Planner of Development Review for the Town of Milton Jessica Tijanic tells MiltonToday that the draft plans for both have been approved by the municipality. However, additional feedback and compliance is needed to finalize everything.

She said in an emailed statement that the land is zoned for “a range of industrial uses,” which can include warehousing, manufacturing, office spaces and research and tech firms. Orlando has also requested additional permissions for, the Town says, “a communications facility, courier or messenger service and a wholesale operation.”

It is not known if tenants have been selected for the buildings. However, regardless of which company occupies the industrial lands, the project would provide much employment for a growing community like Milton. 

The area was formerly known as the North Porta Lands, which was designated as a significant employment land by the Province of Ontario. 

Two watercourses already exist on the eastern land. A new water channel stretching from Esquesing Line and skirting the the north edge of the east land properties is part of the proposal. Two ponds are also in the works, one for each of the lands. 

The Town anticipates that Orlando will be applying for a building permit for the east land, hence green-lighting construction, in the latter half of 2025. The spokesperson was not able to provide a similar date for the west block which will likely happen within the next few years.
